A business app built by a UK agency in 2026 typically costs £30,000 to £120,000, with simple single-purpose apps starting around £12,000 and complex or regulated platforms running past £200,000. The same scope can come in at less than half of that from a UK-contracted team whose engineers sit offshore, or at a similar price from freelancers you manage yourself. Which of those three numbers you should believe depends on who carries the delivery risk, not on the day rate.
This guide gives UK app development cost in pounds: the bands UK agencies publish, the contractor day rates live on the market this month, and one 12-week build priced three ways. It covers custom iOS, Android and cross-platform apps for UK SMEs and funded startups. It does not cover no-code builders or games, and it does not repeat our global dollar breakdown, which lives in the mobile app development cost breakdown.
How much does it cost to develop an app in the UK?
UK app development cost in 2026 falls into three bands: £12,000 to £30,000 for a simple app with one core job, £30,000 to £80,000 for a standard business app with accounts, payments and integrations, and £80,000 to £300,000 or more for complex or regulated products. Timelines run from about 8 weeks to 12 months.
Those bands are not our invention. They match what UK agencies publish about their own pricing, which is the most useful public benchmark because it reflects real quotes rather than survey guesses.
| Source (UK agency, 2026) | Simple app | Standard app | Complex app |
|---|---|---|---|
| Foresight Mobile | £12k to £30k | £30k to £65k (up to £100k) | £65k+, often £120k to £400k+ |
| Red Eagle Tech | £8k to £30k | £30k to £80k | £80k to £300k+ |
| Talk Think Do | £25k to £100k+ published band for custom builds, 6 weeks to 6+ months | ||
Clutch directory data puts the average UK app project budget at about £90,780 as of February 2026, according to Red Eagle Tech's analysis. Treat that average with care: a few very large builds pull it up, and most SMEs land in the £30k to £80k band.
What UK developers charge per day in 2026
Every app quote is days multiplied by a rate, plus margin and risk. So the fastest way to sanity-check a quote is to know the rates. The figures below come from ITJobsWatch, which tracks advertised UK contract rates, for the six months to 17 September 2026.
| Role (UK contract market) | Median day rate | Notes |
|---|---|---|
| Senior software engineer, UK | £525 | 10th to 90th percentile £400 to £738; median was £625 a year earlier |
| Senior software engineer, London | £600 | Contract median |
| React Native developer, UK | £500 | 90th percentile £650 |
| UI designer, UK | £475 | Contract median |
| Test engineer, UK | £440 | Contract median |
| Project manager, UK | £550 | Contract median |
Agencies price above contractors because the rate absorbs project management, QA, discovery and the cost of running a business. Red Eagle Tech puts typical UK agency blended rates at £600 to £1,200 per person-day for a mixed team, with specialist London agencies above £1,000. Permanent hiring is its own sum: the median advertised senior software engineer salary is £75,000 across the UK and £95,000 in London (ITJobsWatch, same period), before employer National Insurance at 15% above the £5,000 secondary threshold, pension, recruitment fees and equipment.
One 12-week app, priced three ways
Here is a realistic first release: a cross-platform app (iOS and Android) with sign-up, a customer dashboard, card payments through a processor, push notifications and an admin panel. The team is one senior engineer and one mobile engineer full time for 12 weeks, a designer and a tester half time, and a project lead for a quarter of the time. That is 195 person-days.
| Delivery model | How it is priced | Build cost | Who carries delivery risk |
|---|---|---|---|
| UK freelancers you assemble | ITJobsWatch medians: 60 days at £525, 60 at £500, 30 at £475, 30 at £440, 15 at £550 | About £97,000 | You. You manage, integrate and replace people |
| UK agency (London or regional) | 195 person-days at £600 to £1,200 blended | About £117,000 to £234,000 | The agency, under a UK contract |
| UK-contracted team with offshore engineers | 1,560 hours at $30 to $45 blended, converted at $1.30 to £1 | About £36,000 to £54,000 | The UK contracting company |
Three things this table does not show. First, the freelancer row excludes your own time; two hours a day of coordination from a founder is a real cost. Second, the agency row usually includes discovery, QA and a warranty period that the freelancer row does not. Third, the offshore row uses the $30 to $52 senior band we publish in our offshore development rates by country guide, and the exchange rate is illustrative. Ask for any quote in pounds so currency movement is the supplier's problem, not yours.
What drives the cost of a UK app build?
Rate explains perhaps a third of the spread between quotes. Scope explains the rest. These are the drivers we see move UK quotes the most.
Platforms and framework
One cross-platform codebase in React Native or Flutter usually costs well under two separate native apps. Native only earns its premium for heavy device features, complex animation or strict performance targets. Our Flutter vs React Native comparison covers the choice in detail.
Integrations
Each integration adds days for build, error handling and testing. Payments, accounting tools such as Xero, CRMs, identity checks and Open Banking providers are the common ones in UK builds. An integration with poor documentation can cost more than a new screen.
Compliance and security
UK-specific requirements add real work: UK GDPR data handling, a complaints route for data protection issues, accessibility for public sector buyers, and security evidence such as Cyber Essentials when you sell to larger organisations. Health and financial apps add NHS assurance or FCA-related work on top.
Backend and admin
Buyers often price the app and forget the system behind it. A secure API, database, admin console and reporting can be 30% to 40% of the total build.
Design depth
A design system with custom components costs more up front and less over the life of the product. Template-based design is cheaper and fine for internal tools.
The running costs UK buyers forget
- Store fees. The Apple Developer Program is £79 a year in the UK and Google Play charges a one-off $25 registration fee (Foresight Mobile).
- Maintenance. Budget 15% to 25% of build cost a year for OS updates, library upgrades and security patches. Our app maintenance guide breaks this down.
- Hosting and third-party services. Cloud hosting, push notifications, email, SMS and error monitoring are small monthly bills that add up.
- VAT. UK agency quotes are normally shown before VAT at 20%. Check whether the figure you are comparing is ex-VAT, and ask your accountant how VAT applies to a supplier based outside the UK.
- Security and certification. Penetration tests, Cyber Essentials renewals and any sector assurance recur every year.
How to cut the cost without cutting quality
- Pay for a short discovery first. Two to four weeks that end in a written scope, wireframes and an estimate by feature. It is the cheapest insurance against a quote that doubles.
- Launch on one codebase. Cross-platform first, native later if the numbers justify it.
- Cut the feature list, not the testing. Our MVP vs full product guide shows how to scope a first release that still earns trust.
- Buy, do not build, the commodity parts. Authentication, payments, chat and analytics all have mature services.
- Choose the delivery model deliberately. If you want a UK contract without London day rates, a UK-contracted team with offshore engineers is a legitimate middle option, provided the contract, data protection and IP terms are as strong as a local agency's.
- Check the cheapest quote for what it leaves out. QA, DevOps, project management and design are the four lines low quotes quietly remove. We covered the pattern in the hidden cost of cheap software development.
Frequently asked questions
How much does a simple app cost in the UK?
A simple app with a few screens and one core function typically costs £12,000 to £30,000 from a UK agency and takes around 8 to 16 weeks. Below about £10,000 you are usually looking at a no-code build or a prototype, which is fine for testing demand but rarely survives real users, payments or app store review without rework.
What is the day rate for an app developer in the UK?
The median advertised contract rate for a React Native developer in the UK was £500 a day in the six months to 17 September 2026, and £525 for a senior software engineer, according to ITJobsWatch. London senior engineers had a median of £600. Agencies charge more, typically £600 to £1,200 per person-day blended, because the rate includes management, QA and delivery risk.
Is it cheaper to hire a freelancer or an agency in the UK?
Freelancers are cheaper per day and often cost a similar amount once you count your own management time, gaps between contractors and rework. An agency costs more per day but carries delivery risk under one contract. If you hire individual contractors, you also need to consider the off-payroll working rules (IR35) if your company is medium or large.
Can I use an offshore team and still have a UK contract?
Yes. Several firms, including us, contract through a UK company while engineers work from another country. Check that the contracting entity is a real UK company, that IP assigns to you on payment, and that personal data transfers outside the UK are covered by the right safeguards under UK GDPR. Be aware that overseas development costs are generally restricted under the merged R&D tax relief scheme.
How long does it take to build an app in the UK?
Simple apps take about 8 to 16 weeks, standard business apps about 3 to 6 months, and complex or regulated products 6 to 12 months or more. Discovery, app store review and any compliance assurance add time, so plan the launch date around those steps rather than around the build alone.
Key takeaways
- UK agency app builds typically cost £30,000 to £120,000 in 2026; simple apps start around £12,000 and complex products pass £200,000.
- Median UK contract rates are about £500 to £525 a day for mobile and senior engineers, and £600 for senior engineers in London (ITJobsWatch, September 2026).
- The same 195 person-day build costs about £97,000 with UK freelancers, £117,000 to £234,000 with a UK agency, and about £36,000 to £54,000 with a UK-contracted offshore team.
- Scope, integrations and compliance explain more of the quote spread than day rate does.
- Budget 15% to 25% of build cost a year for maintenance, and check every quote for VAT, QA, DevOps and project management.
